As owners of historic properties, we have decades of experience maintaining and modernizing old buildings, preserving their charm, and enhancing their efficiency and livability.
Renovation and Preservation
An 1890s duplex reconstructed after methamphetamine contamination.
This project required preserving the building exterior while replacing and reconfiguring all interior systems including framing, plumbing, and electrical. The building was lifted and a new foundation was poured. The end result is a completely modern, energy-efficient interior within a historic Victorian shell. We worked closely with Sacramento’s Historic Preservation program to ensure that all of the major design elements were preserved or re-created.
A former grocery store built in 1934 converted to modern offices.
Renovating the building that would become our Ogden office involved exposing brick walls, steel beams, and hardwood floors and ceilings. We cut new windows, raised the height of the storefront glass, and divided the space into five offices, a kitchen/conference room, and a podcast studio.
A 42-unit apartment complex renovation in the Fab Forties neighborhood.
We wanted to preserve the mid-century aesthetic of this 1959 building while adding more light, improving energy efficiency, and enhancing the lobby and outdoor space for residents. Three stories of storefront glass were replaced, entries were redesigned, seismic supports were installed on the stairway entries, and ADA improvements were made while preserving the architecture of the period.
A new duplex and parking structure built to complement a 1920s four-plex and historic neighborhood.
The design of this new-construction project incorporated architectural elements from the surrounding neighborhood and a historic building on the same lot. The interiors are fully modernized, with open-concept floor plans and contemporary finishes as well as an emphasis on energy efficiency, including insulated concrete form blocks and high-efficiency heating, cooling, and appliances.
